Tenants Guide to Renting
Application
Once you have decided on your ideal property criteria, taking into consideration your desired location, property size and an affordable monthly rent, it is time to start booking your viewings!
After making contact with us, we will send you a pre-viewing application form, and using this information we can advise on your suitability for the property and if we have any other similar properties that you may also be interested in. We will then arrange a viewing, attended by one of our members of staff, at a mutually convenient time.
Following your viewing, if you would like to apply for the property, we will first need to receive approval from the Landlord, who will agree to proceed to your application subject to tenant referencing.
Tenant Referencing
We use a third-party referencing agent, Homelet, to carry out all of our tenant references. Prior to the submission of any reference, we would require a holding deposit of £100, refundable against your final invoice for a successful reference, satisfactory ID and also any relevant Right To Rent documentation if required. Full terms and conditions for the holding deposit are provided on application.
Once all the above has been received your application will be submitted to Homelet for references. These include a basic credit check and affordability assessment. Typically, this takes around 3 business days to complete, but it is often much quicker than this.
On completion of successful referencing reports, the next stage is organising a move in date!


Moving In
A move in date will be agreed between yourselves and the Landlord, and at this point we will draw up the tenancy agreement and associated paperwork. We will issue you invoices for the deposit and first month’s rent, all payable through our state of the are accounting software Payprop, which offers on demand account updates throughout your tenancy via their tenant portal. Your deposit will be protected by The Deposit Protection Service (DPS), or your landlord’s approved scheme if applicable.
We will meet you at the property on your move in date to sign all paperwork, test the smoke and carbon monoxide alarms, and hand over keys to your new home!
A detailed inventory document will be emailed to you, and you will have 7 days to cross reference the document and notify us of any amendments you wish to make.
Property Management
If your tenancy is managed by Ocean & Country, all maintenance and accounts queries will be directed to our dedicated staff in house. We arrange to attend routine inspections to ensure that all parties are comfortable within the tenancy. You will receive monthly invoices and receipts for rent payments via Payprop.
Moving Out
The notice periods for both the Tenant and the Landlord will be outlined within the tenancy agreement. Once notice is received, we will acknowledge receipt, advise of correct moving out date and arrange an end of tenancy inspection to collect the keys and assess the condition of the property, allowing for fair wear and tear. A pre-move out inspection is also available in-between these dates to discuss any potential concerns you may have regarding your deposit refund.
Following the check-out inspection a detailed report will be sent to your Landlord, and with their approval the deposit will be released from the DPS and you will be notified to input your own bank details so the DPS can refund your deposit to you directly. Should there be a dispute between the Landlord and Tenant at the end of a tenancy regarding deposit release, the DPS have their own independent dispute resolution service to settle disputes in an impartial manner.
