We would recommend you obtain an agreement in principle from your mortgage lender prior to starting your search, if you love a property you have seen, there is nothing so disappointing as losing out! If you are thinking of putting forward an offer on a property the agent will need evidence of affordability, prior to an offer being accepted and a property being marked as sale agreed.

Here at Ocean and Country we believe excellent communication is crucial, that’s why it’s something we ensure throughout. That means guiding you from viewing properties to getting the keys to your new home.

Step by Step guide to buying process once an offer has been made/accepted.

1 – You will need to provide the agent with two forms of identification, a mortgage in Principle, proof of deposit funds and your solicitor information.

2- Once the chain is complete the agent sends memorandums of sale to the buyers and sellers’ solicitor

3- Seller’s solicitor sends draft contract pack and supporting documentation to buyer’s solicitor

4- Buyer approves title plan and buyer’s solicitor applies for searches

5 – Buyer’s lender carries out mortgage valuation

6- Buyer’s solicitor receives search information back (this can take up to three weeks)

7- Buyer’s solicitor will review the search results and raise enquiries with the seller’s solicitor

8- Seller’s solicitor will discuss the enquiries raised with the sellers directly and will responds to the enquiries

9- Buyer’s solicitor will discuss the replies with the buyer and raise any further enquiries

10- Buyer’s solicitors send out the TRI, contract, and property reports to buyer for review and signing

11- Exchange and completion dates are discussed/agreed

12 – Buyer pays deposit to Solicitor

13- Mortgage funds are requested by the buyer’s solicitor

14 – Exchange of contracts takes place, usually a week prior to completion

15- Completion takes place and the buyer is usually invited to the agent’s office to collect keys once funds have been confirmed by seller’s solicitor.
